The housing association Com Wonen has the intention to change the complex of buildings involving 49 houses at Capelle a/d IJssel into houses for senior citizens. In relation to this, the association expressed the ambition to realise a high level of energy efficiency. Reducing the energy need is initially focussed at the shell of the building. Here several objectives will be met. Firstly, the energy consumption will be reduced, which has a significant impact on the reduction of the energy bill. Next a well-insulated shell of the building improves the comfort of the internal environment. Due to higher surface temperatures and the absence of draught, disturbing ingress of cold and cold air flows will be prevented. Specifically for the target group senior citizens, who are extra sensible to these disturbing phenomena, this is a significant advantage.
The gallery flat dates back to the late sixties, and is characterised by the uninsulated concrete bearing structure, finished with bricks. Concrete gallery and concrete plates or sheets create serious cold bridges, which could result in energy loss as well as in cold interior surfaces. EFL Expertise was contacted to – jointly with German expertise – develop an energy concept for the complex of buildings. Reduction of energy consumption and increased comfort will go hand-in-hand. Start elaboration of the planning: autumn of 2008.
