The housing cooperation Eigen Haard manages more than 32,000 staircase-access flats in Amsterdam. This complex of buildings, which is part of what is referred to as the primary housing stock, is characterised by the massive, uninsulated brick facades.

Eigen Haard has the intention to modernise its primary housing stock, whereby the reduction of energy consumption will be a top priority. In recent years energy prices have increased significantly. Cheap, poorly insulated social rental housing are at risk to become prohibitive for the lower income target group. Energy efficient renovation means reducing the need for energy, based on which the living comfort increases and the energy bill is reduced considerably and structurally.

Pilot project

Eigen Haard dedicated the project ‘De Koningsvrouwen van Landlust’ to be a pilot project. As such this project was introduced to EFL. The German EFL members Joseph Stiftung and WBG Nürnberg have broad experience with energy efficient renovation. Under the name Faktor 10 they realised several renovation projects in which the energy consumption was reduced by 90%. EFL links the experienced gained with its network to the high ambitions set by Eigen Haard.

Based on the monumental status of the complex of buildings, the German model can not be copied one-on-one. For example, external wall insulation is not permitted due to aesthetic reasons. In due consultation with the architect and the building physics consultant, EFL develops various energy scenarios based on trias energetica. The primary attention is given to the structural measures related to the shell of the building. Furthermore, various sustainable energy generators are evaluated. As one of the first projects in the Netherlands the large-scale wood pallet centre will ensure a CO2 neutral generation of heat. EFL Expertise is responsible for the professional consultancy of the process, whereby the expertise of the German members of the EFL network is called upon.

Example project

The efforts related to De Koningsvrouwen were not unnoticed. In the mean time the project has been dedicated by the municipality Amsterdam as to be an example project or pilot project with regard to the realisation of its ambitious climate objectives.
